All About Sale-to-List Price Ratios in Pinergy

A sold listing’s sale-to-list price ratio indicates how much above or below asking price was realized. These ratios for sales in an area can help you gauge how much price negotiation room there may be for other properties in the area. The Total Sold Market Statistics report (available in Tools > Market Reports) displays SP:LP Ratio for groups of sold listings. The Area Market Reviews (available in Tools > Area Market Reviews) show Average Sale Price as % of List Price for groups of sold listings. Sale-to-List Ratio displays for individual sold listings in the Market Information section of the Full Report and in the Listing Details section of the Data View. You also can add (and sort by) the Sale to List column in Pinergy’s “line view” summaries in Search Results, and you can add Sale to List to your custom downloads as well. And remember that you can save your customized summary views and customized download layouts for convenience. Sale-to-list price ratios can help you evaluate the strength of the market, so be sure to review them when you’re working with sales in Pinergy!

Now you can use AI to quickly generate Public Remarks for your new and existing single-family, condominium, multifamily, mobile home, and rental listings! Make AI work for you: When editing your listing information, click the AI Generate Remarks button (next to the Clear button) for the Public Remarks field. Restb.ai’s AI technology will analyze your listing information and generate an engaging description of the property. You’ll have options to re-generate the remarks for another version and, of course, you’ll be able to edit the text manually to add your own personal touches before saving your changes. In response to new Massachusetts legislation taking effect on August 1, 2025, changes will be made to Pinergy’s online input form for Residential Rental listings on the evening of July 31, 2025. Three fields will be removed from the form: List Brokerage Fee Required from Tenant , List Brokerage Fee Amount , and Cooperating Compensation . For Residential Rental listings that are on the market, under agreement, or recently expired or canceled (going back ten days), List Brokerage Fee Required will be set to “No” and the List Brokerage Fee Amount and Cooperating Compensation fields will be cleared. Users will not be able to edit these fields, since they will be removed from the form. On August 18, 2025, these three fields will be completely removed from Pinergy and will no longer appear anywhere in the system.
