Appraisers with an appraisal license on file with MLS PIN can order this application* by submitting the EAS Subscription Form to us. Once set up with the EAS application, it is as simple as accessing http://eas.mlspin.com using your Pinergy sign-in information. Driven by MLS PIN data, EAS allows you to search for comps in a market snapshot search within the three timeframes required for Form 1004MC, and you can use those search results to automatically calculate and fill in the form. It compiles all of the data for you and even allows an upload of your signature for quick and easy completion. Other significant features include the following:

EAS FAQs

  • I am creating a 1004MC form for condos. How do I select the comps within the complex/project?

    The project selection is located on the right of the comparable page for each month range.  Simply select the box next to each listing within the project and the selection will appear on the form.

  • Does the EAS site determine the overall trend (increasing, declining or stable)?

    No, the system does not determine the overall trends of the selected comparables. The appraiser needs to determine this based on the data returned on the form from the finalize report section.

  • I am trying to calculate the list to sale price ratio on the 1004MC form and my figures are not matching the report. Why?

    The calculation is done by using the median comparable sale price off the form, but the median list price is calculated by taking the median list price of all the sold properties that were used.

  • Why can’t I log into EAS with the same agent ID and password as Pinergy?

    It is most likely an issue with the password. The maximum password in both Pinergy and EAS are eight (8) alpha-numeric characters.  If you are typing in more than eight characters, Pinergy will drop the extra characters, EAS does not.

  • Why aren’t the REO properties showing on my 1004MC form?

    REO properties have to be selected manually on the comparable properties page.  The selection box is located on the right of the page.
