Important Changes to Residential Rental Listings – Effective August 1, 2025

In response to new Massachusetts legislation taking effect on August 1, 2025, changes will be made to Pinergy’s online input form for Residential Rental listings on the evening of July 31, 2025. Three fields will be removed from the form: List Brokerage Fee Required from Tenant, List Brokerage Fee Amount, and Cooperating Compensation. For Residential Rental listings that are on the market, under agreement, or recently expired or canceled (going back ten days), List Brokerage Fee Required will be set to “No” and the List Brokerage Fee Amount and Cooperating Compensation fields will be cleared. Users will not be able to edit these fields, since they will be removed from the form. On August 18, 2025, these three fields will be completely removed from Pinergy and will no longer appear anywhere in the system. Thanks to your feedback, several new features were recently made to Pinergy listings to improve accuracy and highlight key property details. Single-family, condominium, multifamily, and mobile home listings now feature two new flooring options: “Luxury Vinyl Plank / LVP” and “Luxury Vinyl Tile / LVT.” These same property types also have a new Power Production field, Approximate Monthly Lease Payment, which becomes required when any “3rd Party Owned” Power Production Type is selected. These enhancements are designed to help you showcase your listings more effectively and make it easier for homebuyers to find the perfect match.
