Put Your New, Responsive IDX Search to Work

Your IDX Search is a public-access tool with which your clients—and potential clients—can conduct property searches themselves, on your VOW or other website, and can connect with you via email. The new, responsive IDX Search looks and performs great on all devices, including smartphones, so you should consider switching to it if you presently are using the “classic” (non-responsive) IDX Search. To set up and activate your new IDX Search, navigate to Tools > IDX Search Options (Responsive). Customize your coverage area, fonts, colors, and other settings, and then activate your IDX Search (upper-right corner). Use “Copy Link” to copy various URLs if needed for your websites or emails. To use your new IDX Search in your VOW, navigate to Tools > Virtual Office Web (VOW), and select your “search for homes” link in the side menu. If “Classic IDX Search” is selected in Link Options, select “Responsive IDX Search” instead. Make sure “Active” is selected, and save. (View our instructional flyer here.) Schools are so important to many buyers. By popular request, we’ve doubled the size of the Grade School, Middle School, and High School fields for listings in Pinergy. These fields now can handle up to 30 characters each, so longer school names or multiple schools can be included when needed. Pinergy is back to school early this year!

The Division of Occupational Licensure (DOL) has prepared this document to highlight application items for licensees to help them apply for or renew their real estate licenses more easily. As explained in the flyer, all applications, renewals, and reinstatements are now submitted through the eLIPSE portal. There are several steps required for all applications, and preparing these items before applying for or renewing your license will ensure a much smoother process.

Pinergy has already incorporated AI in photo-based listing generation. Now you can use AI to quickly generate Public Remarks for your new and existing single-family, condominium, multifamily, mobile home, and rental listings! Make AI work for you: When editing your listing information, click the AI Generate Remarks button (next to the Clear button) for the Public Remarks field. Restb.ai’s AI technology will analyze your listing information and generate an engaging description of the property. You’ll have options to re-generate the remarks for another version and, of course, you’ll be able to edit the text manually to add your own personal touches before saving your changes. In response to new Massachusetts legislation taking effect on August 1, 2025, changes will be made to Pinergy’s online input form for Residential Rental listings on the evening of July 31, 2025. Three fields will be removed from the form: List Brokerage Fee Required from Tenant , List Brokerage Fee Amount , and Cooperating Compensation . For Residential Rental listings that are on the market, under agreement, or recently expired or canceled (going back ten days), List Brokerage Fee Required will be set to “No” and the List Brokerage Fee Amount and Cooperating Compensation fields will be cleared. Users will not be able to edit these fields, since they will be removed from the form. On August 18, 2025, these three fields will be completely removed from Pinergy and will no longer appear anywhere in the system.
